| Where to build new lot??? We are looking into developing a new 3 acre lot, and I wanted to get some other's opinions on which aspects of a new location would be most important. Between frontage, corner vs. mid-block, vicinity to other big dealers, vicinity to major intersections, and price, which do you think would be the most important factors to consider and why? For a more detailed description of what were looking at, see below...
We have three locations in mind with different benefits/drawbacks and pricing, all are on the main drag through town.
The first is mid-block (not on an intersection) midway between all the big dealerships in town and the busiest intersection in town; it has less frontage but it is also the cheapest at $6/sqft.
The second location is on an intersection, one mile from the busiest intersection in town, but a ways from all the other big dealers. It has good frontage, but also the most expensive lot at $15/sqft.
The third lot is right in with all the other dealers, on a major intersection, but a long ways from the busiest intersection in town. Frontage is good, and the price is $11/sqft.
so which lot would you buy to develop? | | |
